Highlands Ranch

Denver Real EstateHighlands Ranch is a 22,000-acre master-planned community in Douglas County, Colorado. It is located 12 miles south of Denver along C-470 and approximately one mile west of Interstate 25 (I-25). The Highlands Ranch Development Plan, approved by Douglas County in 1979, laid the foundation for the innovative development of a community with a wide variety of housing opportunities designed to meet the needs of a broad range of new homebuyers. The master plan calls for 61 percent of the land to be devoted to non-urban uses including open space and recreation, 31 percent to residential uses, and eight percent to business properties. Highlands Ranch currently ranks as one of the top 20 master-planned communities in the country.

The Metro Districts design, plan, manage, and maintain an impressive network of outdoor recreation amenities in Highlands Ranch. This includes more than 60 miles of paved and natural trails that connect neighborhoods, 19 parks, and more than 2,000 acres of natural open space areas throughout Highlands Ranch. The parks offer a variety of recreation opportunities. Civic Green Park, currently under construction in the Town Center, will feature a shaded amphitheatre for performances, several unique and colorful gardens, creeks, streamside pools, and fountains, as well as The Big Book Cove, a children's play area near the Highlands Ranch Library. Three large community parks, Falcon, Northridge, and Redstone, feature athletic fields, picnic areas, and playgrounds. Additionally, 14 neighborhood parks offer sports fields, play areas, and picnic facilities. Specialized recreation amenities in the parks include four dog off-leash areas, a 20,000-square-foot skate park, four community gardens, the nationally recognized Redstone Park Tennis Center which is open to the public, Slammer's Batting Range, and The Tanks Park, which features an in-line hockey rink and skate park atop twin three million gallon water storage tanks.
